Spaciotempo Roof Covers Now BROOF (t4) Certified

At the forefront of innovation and legislation change to raise the standard.
At Spaciotempo, we’re always striving to push the boundaries of what temporary and semi-permanent buildings can offer.
As of May 2025, we're proud to announce that our roof covers are now fully BROOF (t4) certified, providing an option for our customers to achieve the highest standard of fire performance currently available for roof systems in the UK and Ireland.
This milestone sets a new benchmark for safety and compliance in temporary buildings and opens the door to projects where enhanced fire protection is essential, which is becoming an increasingly important requirement for building applications across commercial and residential premises.

What is BROOF (t4)?
BROOF (t4) is a fire classification under BS EN 13501-5:2016, a European standard that assesses how roof coverings behave when exposed to external fire. The (t4) test is the most rigorous of the five tests and involves simulating a burning brand, wind, and radiant heat. To pass, the roof covering must resist fire penetration for at least 60 minutes, without producing flaming droplets or spread of flame.
What Do the Other Classifications Mean?
Each classification reflects how well a roofing system performs under fire exposure:
- BROOF (t4) - No penetration for 60 minutes, minimal flame spread – best rating
- CROOF (t4) - Limited flame spread, but potential for fire penetration
- DROOF (t4) - Higher flame spread, lower resistance to penetration
- EROOF (t4) - Some flame spread, fire penetration likely
- FROOF (t4) - No performance declared – untested or fails basic criteria
Only BROOF (t4) offers the highest level of protection and is increasingly required for building control and insurance approval, particularly in high-risk settings.

Why Is This Certification So Important?
Whether you're applying for planning permission, working in a sensitive location, or storing high-risk goods, BROOF (t4) is increasingly becoming a requirement for compliance. For local authorities and insurers, it offers reassurance that your temporary or semi-permanent structure meets a robust fire safety benchmark for employees using the building day-to-day.
The Key Benefits of BROOF (t4)
Boundary Compliance: Planning rules often restrict the use of combustible materials close to site boundaries. BROOF (t4) certification allows our structures to be used within 6m of a boundary without triggering additional fire safety measures.
Fire Resistance: The roof system offers at least 60 minutes of penetration resistance during fire exposure—critical for high-value goods or sensitive stock like chemicals or high-value electronics.
- Peace of Mind: With a certified system, you reduce the risk to people, property, and your operations—and improve your chances of planning approval and insurance cover.

A Game-Changer for Temporary and Semi-Permanent Buildings
This certification represents a major step forward for temporary building technology. Historically, roof systems in modular and temporary buildings have not met the highest fire safety standards—limiting their use in many high-risk or regulated sectors. With BROOF (t4), Spaciotempo is bridging the gap between temporary flexibility and permanent performance.
In fact, what makes this achievement especially significant is that BROOF (t4) is the same fire classification required for permanent, traditional buildings. That means Spaciotempo’s temporary and semi-permanent structures can now match the fire safety performance of conventional construction when it comes to roof coverings. For customers, it removes a major barrier to using demountable buildings in more regulated or high-risk environments—offering all the flexibility and price benefits of a temporary solution without compromising on compliance or safety.
"More and more of our customers need to meet stricter fire safety standards—whether due to proximity to boundaries or the nature of their stored goods.
This certification gives them total confidence in choosing a temporary solution that doesn’t compromise on compliance or performance.”

How Does the BROOF (t4) System Work?
Our certified roof cover is a specially engineered composite PVC textile membrane, enhanced with a fire-retardant core. It’s tested as a complete system—including insulation, fixings, and membrane layers—to ensure maximum real-world protection. The system is independently tested and verified under laboratory conditions to ensure full compliance with the BROOF (t4) criteria.
How Did Spaciotempo Achieve It?
As a renowned name in the temporary & semi-permanent construction industry, we sought the legislation as soon as it became a possibility. However, achieving this level of certification was no small feat and took a long time. It required:
- Collaboration with leading material scientists and membrane specialists
- Rigorous testing at an Efectis approved fire test laboratory
- Full system integration with our modular roof designs
This milestone reflects our ongoing investment in quality, innovation, and meeting the evolving demands of our customers which will never waiver.
