It uses enhanced materials like sandwich panel walling for greater durability and insulation, yet still doesn’t require traditional foundations—striking a balance between temporary flexibility and permanent performance.
What insulation levels are available on a semi-permanent building?
Semi-permanent buildings can be tailored with a wide range of insulation options to meet your operational and environmental needs. From insulated sandwich panel walls and thermal or air-filled roofs to rigid foam boards and fleece-lined membranes, every element can be customised for comfort, efficiency, and compliance.

How long can a semi-permanent building last?
Although termed “semi-permanent” due to their flexibility and ease of relocation, these buildings are built to the same structural standards as permanent ones. At Spaciotempo, our frames are engineered to Eurocode regulations, ensuring long-term durability and performance. In fact, many of our buildings have remained in place for over 30 years—proof that when properly maintained, a semi-permanent building can offer decades of reliable use.
Do semi-permanent buildings require planning permission?
Generally, if the semi-permanent building is going to be in place for more than 28 days and the footprint bigger than 100m2, planning permission will need to be obtained. There are multiple other factors, such as exemptions and retrospective applications, to consider too.
Understanding the process can also help speed things up, and knowing about regulatory differences in Scotland, Republic of Ireland and Northern Ireland may also be beneficial.
